The loan is structured at a conservative loan-to-value (LTV) of approximately 69%, based on a $7.2 million as-is valuation that reflects the asset’s vacant status.
The borrower acquired the property in 2020 for $4.35 million. It was previously leased to Barnes & Noble, and the lease was allowed to expire to enable redevelopment. The loan proceeds were used to refinance a maturing note and provide the borrower with time to reposition the asset for new tenancy.
Located along SE Maynard Road, the property is surrounded by national brands including Lululemon, Dave & Buster’s, and Paris Baguette, and it sits directly across from the future Epic Games global headquarters—a major redevelopment project that will anchor the corridor and drive long-term demand.

Yieldi is proud to announce the successful closing of a $13,000,000 construction loan for the development of a Class-A, climate-controlled self-storage facility in Houston, Texas. The 3.36-acre site on Hurley Street is fully entitled with permits in place and located in a densely populated, undersupplied submarket just outside the 610 loop.
The project is being developed to institutional standards and built to the exact specifications of Public Storage, a longtime partner of the sponsor. The facility will feature modern construction, premium finishes, and a state-of-the-art security system, with branding interest already confirmed from both Public Storage and Extra Space.
The total project cost is approximately $20.5 million, with $7.2 million in equity committed. Yieldi’s construction loan represents a conservative 63% loan-to-cost and is structured with draws based on construction milestones.
Upon completion, the borrower plans to refinance and stabilize the asset before either holding it in a small portfolio or packaging it with other facilities for a potential REIT sale. With a targeted buyer already engaged, the exit strategy is clear and executable.
